How would you like to close 1 to 3 deals per month in Real Estate without Expense VA's and Software?

When I first started in Real Estate, I didn't know how to purchase a home. I just happened to buy a book from the book store and just my luck the guy was coming to speak in our town.

So instead of reading the book I went to hear him speak (not knowing what the topic was) and he spoke about Real Estate Investing. How to start with little to no money down flipping houses.

He was selling a course for $1,000 which I negotiated with him for $700 and I think I was the only one who got it for that price (sssshhhh). Within the next few days I did everything wrong and generated over $9,000 flipping 2 properties. Not bad for going backwards!

I say everything wrong because I had no clue about what I was doing. My first deal was a lady off craigslist who had land for sale with a burnt house on it. She was losing the land to taxes and I (not knowing) went to the tax office and paid her taxes. Before I ever signed a contract and brought the house (ouucch). Thankfully, it worked out. I used a contract that was from the course and had us both sign it. I photocopied the contract from the book and left the page number on it (duh).

I took my not legal contract and my receipt for paying the taxes to a Real Estate attorney and he looked and laughed.

After having a good laugh at me the Attorney began telling me what I did wrong. He also told me how to fix it for a fee (of course) and proceeded to draw up a legal contract and had me meet with the seller to re-sign and close.

The cool thing was his fee came out the closing between me and the buyer that I found for the land and burnt house.

Would you like to attract sellers who would only choose to work with you, even if someone offers them a better price?

After that closing I used most of the funds to purchase books and courses on Marketing and Sales because I knew (from being in the car Business) that's the lifeblood of any Business.

I started to surpass most of the competition without having any experience, and without acting like a big dumb Company buying Real Estate. I was able to be myself and work with Sellers creating winning situations.

For Beginning and Advanced Investors, would you like to cut out cold calling, voicemails and text messages that lead to no deals?

I remember a Seller calling me and begging me to take his property. He was not only tired of all the calls he received, he was tired of all the copy and paste postcards saying (I buy Houses). He had over 50 postcards, and only wanting to work with me.

Of course you would! Finding and closing deals for profit has to be your #1 goal with getting ahead in Real Estate.
