Toronto Real Estate - DEFENSIVE INVESTING & HOUSE HACKING Meetup!

In the past few years I have witnessed a huge change in the buying patterns of home owners and investors throughout the city of Toronto. After witnessing first hand the impact of rapid increase rate increases on homeowners (especially condo owners) I am doubling down on DEFENSIVE INVESTING.

My name is Spiro Vrysellas and I am a Real Estate Broker at Elevate Realty. I help people learn how to invest in real estate to maximize their potential gains and cash flows while limiting their risk. My clients range from first time home buyers looking to get into the market, sellers looking to offload their condos and move into a more DEFENSIVE ASSET, investors looking to grow their portfolios, and landlords looking for property management and leasing.

I have 7 years of licensed real estate experience including time spent as a Property Manager managing over 100 units, a Leasing & Investment Consultant averaging over 100 leases closed per year, and over $50M in transactions. I have purchased multiple properties using different methods including a joint venture, a condo (which I sold during the interest rate hike), and a freehold investment where I am going to build a laneway house and 4plex).

The current market is looking very positive for people jumping into the market. This is mainly due to the lag we see in changes to house prices when interest rates change. With interest rates dropping significantly (and forecasted to continue to drop more in the coming months) it is a great time to jump into the market for the first time or fully optimize your current portfolio.
